摘要】针对北京某11层高层建筑严重倾斜与地基沉降不稳定的间题,从地质条件、结构特点、室外填土等方面,对倾斜原因进行分析,发现不均匀地质条件处理不完善、填土厚度差大、庭院基础整浇底板局部未考虑、南侧与车库阴性连接等是倾斜主要原因。提出采用分批揭土纠偏方案,给出设计参数、关键施工步骤与施工技术要点。根据对基础底板损伤最小原则,提出采用双液注浆地基加固方案,并给出相应的注浆参数和注浆孔布置图。实际施
工表明,拘土纠偏和注浆地基加固达到预期效果。【关键调】高层建筑;纠偏;掏土;注浆

Abstract : The reasons of inclination of a tall building with 11 floors and a basement in Beijing, which had inclined severely and the settlement was still developing, were analyzed from the aspects of groundsill condition,construction features and depth of backfill. It was thought that the poor condition of ground treatment,the altitude difference of landfills,irrelevantly ignored the parts of foundation and the restriction of south side garage that is connecting with foundation rigidly were the main reasons for the inclination. The scheme of rectification by digging soil in the southern courtyard was put forward. The technology parameters,key construction steps and main points of construction technology were also given. Due to the minimum damage to the foundation,the scheme of two fluid grouting was presented for reinforcing soil of this project,then the technical parameters of grouting and layout of grouting hole were provided. Practice shows the scheme has reached the expected effect.

北京某住宅楼为地上11层、地下1层高层建筑,地上层高3m,地下室层高3.4m,建筑总高度为 34.8m,总长79.2m,宽17.8m,建筑面积10192.0m(见图1)。楼房主体结构为剪力墙结构。基础形式为板基础,基础埋深3.93m(相对标高-4.98m),
地基采用换填土地基,板基础下填750mm厚3:7 灰土。
